Repair Draw About Repair Escrows If the home is subject to repairs (most will be) the budgeted funds for these repairs will be withheld by us and will be placed in an escrow account. We will release draws for repairs to the property IN ARREARS, which means we need to see improvements to the property prior to releasing the funds. You will need to supply digital pictures showing before and after the repairs as well as any receipts, invoices or contracts to verify the draw request. Draw requests must be made using our online Draw Request form. It is important to understand that escrow draws are released to the borrower AFTER the various repair stages are completed. A typical draw schedule may contain 1 to 3 different draws at various stages of the renovation. Please be sure you have budgeted enough cash to begin renovations, or pay a deposit to your contractor, as there are NO CASH OUTS at closing and NO ADVANCE ESCROW DRAWS. Draw Requests are reviewed every Tuesday and Friday. Draw inspections must be completed by 1pm the day before the meeting (Monday or Thursday). If draw inspection occurs after this deadline, the inspection report will be reviewed the next committee meeting. Escrow by Wire All escrow draws will be released by direct wire transfer to your designated bank account. We will communicate with you after closing to establish the wire details. You must fill out a Wire Transfer Form once the Draw Request Form is completed.
