Construction Draw About Construction Draws Budgeted funds for construction draws will be held in escrow by Commercial Lending, LLC. We will release draws for construction of the property IN ARREARS, which means we need to see the completion of the scope of work for the construction draw prior to releasing the funds. You will need to supply digital pictures showing the completion of the necessary work for that draw, as well as any receipts, invoices or contracts to verify the draw request. Draw requests must be made using our online draw form. It is important to understand that escrow draws are released to the borrower AFTER the various draw stages are complete. A typical draw schedule may contain 3 to 6 different draws at various stages of the construction. Please be sure you have budgeted enough money to begin construction, or pay a deposit to your contractors, as there is NO CASH OUTS at closing and NO ADVANCE CONSTRUCTION DRAWS. Draw Requests are reviewed every Tuesday and Friday. Draw inspections must be completed by 1pm the day before the meeting (Monday or Thursday). If draw inspection occurs after this deadline, the inspection report will be reviewed the next committee meeting. Escrow by Wire All escrow draws will be released by direct wire transfer to your designated bank account. We will communicate with you after closing to establish the wire details. You must fill out a Wire Transfer Form once the Draw Request Form is completed.
